South San Francisco, CA

Gateway of Pacific Phase II consists of 440,000 square feet of Class A laboratory and office space across two interconnected towers. The north tower, representing approximately 55% of Phase II, has been fully leased to Amgen. The campus is designed to foster collaboration through modern workspaces and advanced laboratory environments, featuring modular green wet labs and molecular lab design. The facility provides a flexible, customizable, state-of-the-art platform to support cutting-edge research and development.

Pan-Pacific Mechanical's scope of work includes the complete plumbing systems for the project. This encompasses standard domestic systems such as hot and cold water and sanitary sewer, as well as specialized industrial systems including industrial hot and cold water, lab waste, and vent systems.

In addition, PPM installed comprehensive laboratory gas systems—including CO₂, nitrogen (N₂), liquid nitrogen (LN₂), and compressed air—serving over 1,000 ceiling service panels throughout the facility. These systems are supported by a liquid nitrogen tank located in the exterior yard, along with a RODI generation skid, air compressors, and vacuum skids housed within the basement equipment room.

All laboratory waste is collected and treated through a neutralization process prior to discharge, ensuring compliance and safe integration with the municipal sanitary sewer system.
